Surveys for New Parcels, Lots, and Units

The hook

Subdividing land is regulated. Surveyors prepare the plats, condominium plans, and parcel splits that comply with local subdivision ordinances + state recording laws. Get the plat right and recording is routine; get it wrong and the recorder bounces it.

Concepts that show up on the exam

Subdivision
Division of a parent tract into multiple parcels. Requires planning commission approval; final plat recorded with the county.
Condominium
Ownership of a unit + undivided interest in common areas. Requires a special condominium plat showing units, common areas, limited-common areas.
Lot split / minor subdivision
Limited subdivision (typically ≤ 4 lots) handled with simplified procedures in many jurisdictions.
Deed restrictions / covenants
Private restrictions on use, recorded with the plat. Run with the land. Often enforced by HOAs.
Zoning / subdivision ordinances
Local rules on minimum lot size, setbacks, street width, drainage, monuments. Vary by jurisdiction; control what can be platted.
Final plat content
Lot dimensions, monuments, easements, dedications, surveyor's certificate, owner's consent, planning approval, county acceptance — all on the recorded plat.
